Mechanical and below-ground systems

MEP & infrastructure

The mechanical side of the property, above and below ground. We hold the excavation and hot-work permits, and we reinstate the surface we opened.

The mechanical side of a property, above and below ground. Below ground is where the surprises are: irrigation mains, pool circulation lines and sewer runs were often laid before the paving went down and were never recorded. We survey before we dig, hold the excavation and hot-work permits ourselves, and reinstate the surface we opened rather than leaving a patch.

What this covers

  • HVAC and ventilation

Split, ducted split and FAHU installation, replacement and servicing, duct cleaning, kitchen and car park extract, and coil and drain-line cleaning on maintenance contracts.

  • Air filtration

Filter supply and replacement programmes, fresh air unit upgrades and grille and diffuser balancing.

  • Underground pipelines

Water supply, irrigation mains, pool circulation lines and sewer runs. Trenching, laying, pressure testing, backfill and reinstatement of paving or turf.

  • Storm water drainage

Surface channels, gullies, soakaways and pumped systems for villa plots, with CCTV survey and jetting of blocked runs.

Common questions

  • How often should air conditioning be serviced in Dubai?

Twice a year for a villa, and that is not a sales figure — dust here loads a filter far faster than the manufacturer assumed. The visit that matters most is before summer: coils cleaned, filters replaced, gas pressures checked and the condensate drain cleared. A blocked drain line is the single most common cause of a ceiling stain we get called out to.

  • Do you handle excavation permits?

Yes. We hold the excavation and hot-work permits, and where we are working on a property under a facilities management contract we work to the client permit system and our supervisors sign the daily records. Before digging we check for existing services, because the drawings of what is actually under a villa plot are frequently wrong.

  • Why does my villa flood when it rains?

Usually because the plot was built with surface falls but no outfall, so the water has nowhere to go once the ground is saturated — Dubai sand stops absorbing quickly. The fix is falls that actually run, channels and gullies where the water collects, and a soakaway or pumped outfall sized for the plot. We CCTV-survey existing runs first, because blocked is more common than absent.

How it runs

From the first site visit to the maintenance schedule.

The same four steps whether it is a single pool or twenty-two villa roofs.

  1. 01

    Site visit and survey

We come to the property, measure, take levels and photograph what is already there — including what is under the paving.

  2. 02

    Written quotation

A fixed price against a written scope, with a start date. Normally back with you within two working days of the visit.

  3. 03

    Build

Our own men and our own supervisor, working to your programme and permit system. Daily records signed on site.

  4. 04

    Handover and upkeep

Water tests and pressure tests recorded, then a written maintenance schedule for the planting, irrigation and pool plant.

Not sure which of these you need?

Most villas need two or three at once. Send the address and we will tell you what the property actually needs before we price anything.
