Finishing and protection

Building works

Finishing trades for villas and building fabric repairs for facilities management contracts. Most of this work is called in when a leak has already started, so we survey first and price the cause, not the stain.

Most of this work is called in after a leak has already started, and the wet patch is rarely above the fault. Water travels along a screed and comes out at the first crack it finds, so a job priced off the stain fixes the wrong square metre. We survey first — which usually means lifting a small area and looking at the membrane — and then price the cause.

What this covers

  • Waterproofing

Roofs, terraces, wet areas, basements, retaining walls and planters. Liquid-applied membranes, torch-on felt and cementitious systems, with screed and protection layers reinstated.

  • Floor and wall tiling

Porcelain, ceramic and stone to floors, wet areas, terraces and pool surrounds, laid to falls with movement joints and colour-matched grout.

  • Marble and granite

Supply, cutting and fixing of marble and granite to floors, stairs, skirting, countertops and cladding, plus grinding, polishing and crystallisation of existing stone.

  • Painting contracting

Internal and external decoration, crack repair, render patching, anti-carbonation and elastomeric coatings, and villa handover repaints.

Common questions

  • How do you find where a roof is actually leaking?

By testing rather than guessing. We flood-test the area, watch where it goes, and lift a small section to see the condition of the membrane and whether the falls run where they should. Upstands at parapets, drainage outlets and service penetrations are where failures usually are, not in the middle of a roof. Once we know, you get a scope that says what is being replaced and why.

  • How long should waterproofing last in Dubai?

A correctly installed and protected system should give ten to fifteen years. The reason it often gives three is that the membrane was laid over a surface that was not prepared, or the screed and protection layer were skipped, so UV and foot traffic reach it directly. We reinstate the protection layer as part of the work, and water-test and record the result before it is covered.

  • Can you work in a villa while the family is living in it?

Yes, and much of our work is done that way. It means sequencing room by room or terrace by terrace, dust screening, and keeping one bathroom or one route usable at all times. It takes longer than an empty property and we say so in the programme rather than discovering it halfway through.

How it runs

From the first site visit to the maintenance schedule.

The same four steps whether it is a single pool or twenty-two villa roofs.

  1. 01

    Site visit and survey

We come to the property, measure, take levels and photograph what is already there — including what is under the paving.

  2. 02

    Written quotation

A fixed price against a written scope, with a start date. Normally back with you within two working days of the visit.

  3. 03

    Build

Our own men and our own supervisor, working to your programme and permit system. Daily records signed on site.

  4. 04

    Handover and upkeep

Water tests and pressure tests recorded, then a written maintenance schedule for the planting, irrigation and pool plant.

Not sure which of these you need?

Most villas need two or three at once. Send the address and we will tell you what the property actually needs before we price anything.
